Brookstone Neighborhood Thrives in Mt. Juliet


Third Quarter 2020 home sales in Mt. Juliet neighborhods were strong across the board.  Both older neighborhoods like Willoughby Station and Mt. Vernon as well as ne ones like Jackson Hills saw continued growth compared to 3rd Quarter 2019.

Brookstone showed growth in sq.ft. price  ( $137 average compared to $134 in 2019) and Average Sales Price. ( $394,657 compared with $367,806 for 2019).

Just 7 homes sold in Brookstone in the first 9 months of 2020, compared to 9 for the same periode last year.  Covid fears have affected listings throughout Mt. Juliet and the number of homes for sale has been down since February.

Days on Market crept up slightly. The median time for a home in Brookstone is now 34 days as compared to just 20 last year.  We can attribute this to a larger number of available New Homes on the market throughout Mt. Juliet.  Often those new homes include incentives like Free Upgrades and Closing Cost Discounts. Although Prices on comparable new homes start at $150 per sq. ft.

List Prices also slipped slightly. In 2019 Homes sold in Brookstone for 98.2% of List price. That was about  $7,000 below asking price on average.  So far in 2020 we have seen an average of 97.9% of asking price or closer to $8,000 less.  

Those numbers are acceptable when we remember that the average home in Brookstone is bringing about $26,000 more this year even after discounts.
